This property has been priced according to the significant works required to rectify historic subsidence. This property suffered from movement in the late 1980s, which at the time was rectified according to the works schedule compiled by the buildings insurers. The internal works were never completed, but in December 2021, the sellers instructed a structural engineer to ascertain whether the cracks had worsened. The engineer felt that the cracks were from the original movement, which he has since reconfirmed as the sellers again instructed the same structural engineer to visit in July 2025, where his findings were the same.

The sellers have since had planning permission approved for the erection of a ground floor extension (Planning Ref 25/00578/LDC).
