At Oak Estates we like to keep things simple. This is why we only offer two very straight forward packages with very few variables. We understand the difference in needs between a professional landlord and those who find falling into Landlordhood and will always do our best to ensure you are maximising the potential profits from your property. We have a hugely successful rental department that boasts an incredible hit rate with almost no void periods in between tenancies.

Let Only – Our Tenant Finder Plus includes:

  • Detailed marketing on major portals including Rightmove, Zoopla, Prime Location, OnTheMarket.com
  • Rigorous vetting of all applicants
  • Accompanied viewings
  • Credit Referencing
  • Previous Landlords reference
  • Employment/Self-employment reference with strict affordability guidelines
  • Preparation of Assured Shorthold Tenancy (e-sign capable)

7% plus VAT of the gross rental term stated in the agreement. £300 plus VAT tenancy set up fee (not charged on renewals).

Renewals are charged at 4% plus VAT.

Fully Managed – Peace of Mind Package
9% plus VAT of the gross rental term stated in the agreement. £300 plus VAT tenancy set up fee (not charged on renewals).

Renewals are charged at 9% plus VAT.

Our commission fees are deducted from the first month’s rental payment if sufficient, but if not, the balance will be deducted from the second’s month’s payment. However, in the event of the tenancy being terminated before the expiry of the term pursuant to an option contained in the Tenancy Agreement, we will recalculate our fee on a pro rata basis and add as a credit towards the next tenancy.

Letting Fee Information

Refundable Holding deposit Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses.

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
